House Rules

This is NOT a party listing. Gatherings, get togethers, or events in the home or outdoor space with people outside of registered guests require permission. Quiet hours last from 10pm to 8am daily. At all times, please be respectful of our neighbors and refrain from excessive noise, especially when using the outdoor spaces. Please be aware of noise levels when coming or going from the home late at night. Smoking/vaping (of anything) is not allowed inside the home or in the outdoor spaces. Smoke on the sidewalk if needed. A fine of $1000 will be charged for smoke smell or evidence of smoking/vaping and you will be responsible for canceled bookings due to smoke mitigation. Early check-in or late check-out must be approved in advance and often is not available due to back-to-back bookings. If you or your belongings remain past your check-out time, a fee equal to the listing base rate will apply. This charge does not award you possession for an additional night – you still must vacate immediately. Due to party risk, local guests (within 50 miles) must disclose at time of booking and share details of why the rental is being booked. The person who booked the reservation must be present at check in and must stay for the duration of the reservation. Only registered guests are allowed to stay overnight. Pets and Emotional Support Animals are not allowed in the home or outdoor spaces. If evidence of a pet is found, a fee of $500 will be charged, the pet must be removed immediately, and the reservation may be canceled. Commercial meetings and commercial photo/video shoots are not allowed, per city regulations. Violation will result in a $1000 fine and immediate removal from the home. Leaving the home excessively dirty will result in a higher cleaning fee. For reservations 2 weeks and longer, a cleaning will be required every 7-10 days charged at the posted cleaning fee rate. No packages or mail are to be delivered to the home. A stay does not qualify as residency. If our cancellation policy does not provide the flexibility required, appropriate travel insurance is highly recommended. Shifting reservation dates to attempt to circumvent the cancellation policy will not be accepted. In order to minimize the prospect of lingering odors for future guests, please always use the hood fan when cooking and avoid deep frying. You may park one vehicle in the driveway. Additional parking on the street is free. Do not park in or block neighboring driveways. If guests identify an issue with the property, hosts or their delegates are authorized to enter the property to resolve the issue. Violation of house rules are grounds for removal from the property without refund.

It is a pleasant walk to some of the trendiest and best areas in the city including the popular Mississippi Ave and Williams Ave areas and the vibrant Alberta Arts neighborhood. Stroll through the peaceful tree-lined streets of Sabin and Irvington. You are perfectly positioned to eat at some of Portland’s best restaurants and food carts, hang out at trendy bars, browse through eclectic boutiques, get a local beer at a nearby brewery, and stroll along beautiful, tree-lined streets; or if you want to stay in, take advantage of the fully-outfitted kitchen with a grocery store just blocks away, or take-out that can be at your door in minutes.

We loved our stay and wished we could’ve stayed longer. The home was spacious and offered thoughtful touches like baby gates at all staircases, which a mom appreciates. I personally liked this area more than Hawthorne because it was quieter and way easier to park right in front of the home. The kitchen was well stocked with basics including olive oil. There were a couple different districts to explore and we walked it even with young kids. Whole Foods is close for groceries. Of course our host was also very responsive and friendly!! Thank you and we will be back!

My Family and i LOVED this home, it was clutter free and made perfect for the us to feel comfortable. Peter was super responsive and helpful with all questions i had. The back yard was super cute and the figs were delicious :) Lots of parking in the area as well. The beds were VERY comfortable. Thank you so much peter! We come to Portland often and will be back soon with your home!

We had a great stay. The location was perfect, close to everything we needed with easy access to local attractions, restaurants, and transportation. The space itself was very spacious and comfortable, giving us plenty of room to relax. Would definitely stay here again.

The house was wonderful, all enjoyed the themed rooms. The kitchen was well set up and supplied for cooking. The neighborhood was quiet and pleasant for walking., grocery and restaurants were nearby. Would highly recommend it.

What a beautiful and amazing location / house. The rooms were designed amazing and the beds were so comfy. The AC was amazing as we were here when it’s abnormally hot for Portland. The kitchens open concept, quality dishes and pans made it a blast for cooking. 10/10 stay we will be back!!

The house was just as beautiful as the pictures and located in a quiet neighborhood. All of the consumables were perfectly stocked too! The best part of the rental was Peter’s knowledge of the house and the area. He helped us get the air conditioning working correctly, and it cools the house marvelously on those sunny days. He sent us an extensive list of businesses in the area too. We will not hesitate to book this house or any of Peter’s properties again!

Peter's house was a small miracle for us. We had booked a property for an important family occasion on VRBO, and couldn't have been more disappointed when we arrived. Luckily Peter's place was available, he made arrangements instantly, and -- family vacation saved! Spread across three floors, the house is actually much roomier and more nicely decorated than the pictures indicate. Thoughtfully curated and a great neighborhood -- walking distance to Whole Foods and lots of good food and coffee, yet tranquil in a perfectly "Portland" way, the place is a gem.

Our family of 6 had a wonderful stay at Peter's home. The house is beautiful and charming with an old house atmosphere but modern conveniences. The kitchen and bathrooms were modern and functional with nice equipment. The only thing you might want to know is that the stairs to the upper floor and the basement are a little steep. Not a problem for any healthy people but maybe a bit more difficult for anyone with mobility issues. The EV charger was a nice bonus for us. Peter was proactive and with instructions, quick to respond to our questions and accommodating with our request for a later check-out time. We would love to recommend this house and the host and come back again!
